Build-to-Suit, Spec Home or Large Development?

Thousands of people decide to buy a new home every year, but once that decision is made, the choices are just starting. Depending on your budget and lifestyle, you may want a full custom home, a spec home or a tract home in a large development. Full custom homes are a unique expression about you and the way you live your life. They are also time consuming and can be very expensive. Since the whole process starts with a concept, it can take as much as a year to create your floor plan, choose a builder, find a lot, obtain permits and build the home. A total custom home is not for the weak of spirit as it can be a draining process. Becasue it is custom there is also the possibility that the finished product won't turn out exactly as you had envisioned.

Many people choose a small builder's spec home over a custom becasue it is still unique and you can see the product before you make your decision. For those of us that have difficulty envisioning how a home will flow and feel just from a set of blueprints, this can be a very good choice. Tract homes (large developments that offer a few models with upgrades and options available) are also a good way to purchase, especially on a tighter budget. These are homes that are generally in the $200,000 to $$400,000 range. They offer an excellent value and give you the most square footage for your investment. You can choose exactly how much you spend by controlling your upgrades. Full basements, custom cabinets, high-end doors and molding, hardwood and ceramic flooring which are generally included in spec homes and custom homes are all options that cost extra.
