• Lower Commissions!
  Because of our lower overhead and philosophy of keeping each home sale transaction as streamlined as possible we offer very competitive rates. Additionally, we discount our rates even more when you both buy your home through us and sell through us. Our standard rate is 3.5% (4.5% if the buyer is working with a separate agent). This is further discounted to 2.5% (4.5% if the buyer is working with a separate agent) when you have also purchased from us**. This is a full service listing that offers professional photos and marketing materials, on line advertising in the MLS, Realtor.com and www.CartwrightHomes.com. There are no hidden fees or catches. Simply good marketing, professional service and quick sales at a fair price.
• An Attorney is provided at no cost to you!
  We  will provide an Attorney that will represent, and be working for, you. We have negotiated a blanket price based on volume and so this benefit is only available when you use the attorney that we provide. You are not required to use the Attorney that we provide and may use any attorney of your choice, but we do not offer any payment to other Attorneys. Please note that, per the terms of our negotiated arrangement, there is no cost to you for a standard sales transaction but extra cost could be incurred if your transaction has complications which require additional services. In this event you would be advised prior to any costs being incurred.

• Discounted Moving Rate!
  When you sell through Mike, you are eligible for a moving discount when you move locally and use a participating mover. We negotiate a blanket deal so that you get the very best price!
• Full Service Marketing!
  Each home is professionally photographed and full color brochures are created for prospective buyer handouts (See our "Featured Homes" section for examples of brochures and Photos). We also provide business size cards (which feature a house photograph and description), Custom CDs and DVDs, Internet marketing on Realtor.com, Listing in the MLS, a "Featured Home" page in www.CartwrightHomes.com , Curbside brochures, and, of course, open houses! When it comes to marketing your home, nobody does it better!
• In Depth Internet Coverage!
  We create and maintain our own web sites. This is huge advantage to you since we control the entire content and speed of entry. Instead of relying on outside services, we do it internally. That means that we are free to put as many pictures, brochures, tours, descriptions, etc on-line as we choose. We have attracted buyers from Pennsylvania, Hawaii, New York, and Florida because of our tremendous web presence.

** Additional reduction is based on purchase of similar or greater value property. Purchase of a lesser value property will still provide an additional reduction in commission, but the dollar amount of reduction will be equal to 1% of the value of the lesser property. Offer is based upon transactions that occur essentially at the same time. Transactions that occur more than 30 days apart are ineligible for additional discount.
